Buy Your Land With Simple Owner Financing
Own Your Land Without the Bank
Most banks won’t lend on raw land, and the ones that do want great credit, big down payments, and a stack of paperwork. We think owning land should be simpler than that. So we finance it ourselves.
Why New Covenant Land Offers Owner Financing
Elizabeth spent years working in mortgage financing. She watched a lot of good, hardworking people get turned down, not because they couldn’t make a payment, but because of a credit score or because the bank simply wouldn’t lend on land.
When we started New Covenant Land Company, we decided to be the bank. A covenant is a promise you keep, and that’s how we want to do business: clear terms, honest answers, and a real person on the other end of the phone.
What You Get When You Finance Your Land With New Covenant Land Company
No bank and no loan application
No credit check
No interest. Your price is set on day one and never changes.
Low down payments, some as little as $150
Flexible terms, commonly 48 or 60 months, built around a monthly payment that works for you
No prepayment penalty. Pay it off early anytime.
How It Works
1. Find your property.
Browse our listings. Each one shows the price, down payment, and monthly payment.
2. Make your down payment.
Your down payment plus a $299 document fee reserves your land and gets the paperwork started.
3. Make your monthly payments.
Payments are set up on automatic draft through GeekPay, our secure payment service, so you never have to think about it.
4. Make your final payment.
Once your last payment clears, we record the deed in your name, usually within two weeks. The land is yours, free and clear.
What’s in Your Monthly Payment
Your monthly payment covers three things:
Your land payment, the remaining price divided over your term
A $5 monthly service fee
Your share of the property taxes. We pay the county directly during your term, so you never have to worry about a missed tax bill.
Paying Cash?
Cash buyers are always welcome, and paying cash gets you our best price. Just ask, and we’ll send you the cash price on any property.
Frequently Asked Questions
Do you check my credit?
No. There’s no credit check and no loan application.
Do you charge interest?
No. You’ll know your full price on day one, and it won’t change.
Can I use the land while I’m making payments?
Yes. You’re welcome to enjoy the land for recreational use, like camping and weekend visits, while you pay. If you’re planning to build, clear brush, or make improvements, ask us before you buy. Any terms for building or clearing will be spelled out at the time of sale.
Can I pay it off early?
Yes, anytime, with no penalty. You can also choose a shorter term up front, which usually lowers your total price.
Can I pick my own monthly payment?
Within reason, yes. We’ll work with you on the down payment and term to land on a payment that fits your budget.
When do I get the deed?
When you make your final payment. We record the deed in your name, usually within two weeks.
Who pays the property taxes?
We pay the county during your term, and your share is included in your monthly payment.
How do I make payments?
Through GeekPay, our secure payment service. Automatic payments are required on all financed purchases, which keeps everything simple and on time.
What if I’m late on a payment?
Life happens, so there’s a 7-day grace period. After 7 days, a $25 late fee applies. If no payment is made for 30 days, the contract is canceled and the property goes back on the market. If you’re having trouble, call us before it gets to that point. We’d much rather work something out.
What should I ask before I buy?
Ask about access, zoning, utilities, taxes, and any restrictions before you commit. We’ll answer honestly, and we encourage you to check with the county too.
Your Land Is Waiting
Pick a property, make a small down payment, and start enjoying your land now instead of saving for years.
